A sustainable extension to North West Knutsford

Bluebell Village is a 34 acre, sustainable mixed-use extension to North West Knutsford comprising 225-250 dwellings, up to 50 bed care home, local centre, and ancillary infrastructure including improved footpath and cycle connections and public open space.

Bluebell Village is owned by the Executors of Randle Brooks Esq, one of the entities within the Tatton Estate. Tatton Estate is managed by professional Trustees and Executors, with Fisher German as the Managing Agents. The Trustees’ and family beneficiaries’ vision is to be a reliable partner that delivers sustainable, well designed and connected communities that foster prosperity for existing and new residents.

This project will be the Estate’s flagship development.

The Estate have been working with stakeholders including the planning authority, statutory consultees and community to secure outline planning permission. A resolution to grant planning permission was received in May 2024 at Cheshire East Strategic Planning Board, subject to the signing of a Section 106 Agreement which will secure the contributions to local infrastructure.

At all stages and prior to the submission of reserved matters application, the Estate commits to consult the community on the proposals.

Summary of permitted development

  • 225-250 dwellings (C3)
  • 25-50 bed care home (C2)
  • Local Centre comprising:
    • 1,000 sqm of use class E including E(a) retail, E(b) sale of food and drink, E(c) services and takeaway (sui generis) with the following restrictions:
      • No individual unit to be more than 450 sqm
      • Convenience goods floorspace in any one retail unit will not exceed 280 sqm
    • 800 sqm dental/medical facility
    • potential for residential and/or office uses on the first floor.
  • Open Space including
    • Green Infrastructure (20qm per family home)
    • Amenity Green Space (20sqm per family home)
    • Children’s play space (20 sqm per family home)
    • Protected Informal Open Space (as per policy designation – northeast of the site)
